Designed by Lord Richard Rogers and Ivan Harbour and officially opened on St. David’s Day in 2006, the Senedd was designed to be ‘exemplar’ in terms of sustainability, even achieving BREAAM’s ‘Excellent’ rating at design stage for many of its sustainable features.

Working with CBRE, the CreevX solution was selected to further the sustainable journey of this magnificent building.

Challenges

After a review of the current legionella compliance program, the team felt it was inefficient, lacked transparency and most importantly wasted energy.

The manual compliance process involved one staff member ‘blanket flushing’ each outlet weekly throughout the building and taking water temperatures to ensure compliant conditions, as a precaution.

This ‘blanket flushing’ meant:

  • High volumes of water were being wasted unnecessarily.
  • Huge amounts of energy being wasted to heat hot water, to then be flushed.
  • High labour costs for a staff member to do a menial task two days per week.
  • Lack of accuracy on legionella compliance as only a ‘moment in time’ reading of the temperatures was captured.

Solution

As the building was staffed and most outlets were being used frequently, smart remote flushing wasn’t required. Instead, we installed remote temperature monitoring and water movement at sentinels and sources.

Using data captured by our sensors we were able to reduce manual flushing by 90% and the on-site team only flush where required; at little used outlets and areas of less-than-ideal temperatures or low water movement.

Summary

While the CreevX solution delivers the most return on investment on ‘remote’ sites this is a great example of how a ‘static’ site can benefit. Working with a client who prioritises sustainability, the CreevX solution delivers energy savings, huge water conservation benefits and improved staff efficiencies and lower costs, all while improving compliance. Simultaneously, we can suggest improvements to the building’s system.

Potential further savings become apparent, as we build our insight into the behaviour of the building, by reducing the level of water testing and then lower the frequency of risk assessments required.
